Selling

1.

SELECT AN AGENT

It is important to select an agent who not only provides you with the utmost professional service and helps you achieve the highest listing price, but an agent who is personable and someone who you can feel comfortable with interacting on a daily basis.

2.

DETERMINE A PRICE

A professional agent will give you all related information regarding recent sales in the neighbourhood, active competing listings, current market trends in order to determine a price. The market decides the price of your home and what it will ultimately sell for.

3.

ENHANCE YOUR HOME

First impressions are everything! It is important to tidy up and declutter in order to put emphasis on the open space. In some cases, staging your home can be a worthy investment and can yield a high return.

4.

MARKETING STRATEGY

Pin point targeting through all channels of advertising is essential in obtaining full exposure in the eyes of potential buyers. Ask your agent what their marketing plan consists of.

5.

PRIVATE SHOWINGS

Give your agent specific times that you will allow potential buyers to view your home through private appointments or open houses.

6.

NEGOTIATING AN OFFER

Your agent will present to you every offer that has been submitted and this is where you can either accept, reject or counter the offer.

7.

CLOSING TIME

Once you have an accepted offer, the buyer will now have to satisfy all the "Subject to" conditions. Once fulfilled, the buyer has legally agreed to purchase your home. You will then get in contact with your notary or lawyer, lending institution and consult your agent.

Upon completion, you will meet with your desired notary or lawyer who will finalize all the details and give you a cheque for the net proceeds.
